What Every Builder Experiences - and Doesn't Have to |
It's the costly annoyance of green gutters, wet foundations, erosion, runoff and customer complaints.
You see it in the streets as water runoff. And that's only part of the story. Look at the foundation of any home where the landscape is over-watered. The moisture from the landscape moves right up into the stucco.
Overwatering is a major cost to builders in site damages. And customer complaints soar as over-watering rots plants, keeps gutters green with algae, seeps into foundations and pollutes local waterways as urban runoff. At the same time, limited water resources make it harder and harder to get approval for new development.
It's a problem for every builder. But now, for the more and more builders that are adopting green building practices, over watering is a thing of the past.
As a result of eight years of water agency tests and a $1 million EPA runoff reduction study, a cure for water runoff from homes has been identified. It's called a "smart" irrigation controller.
Smart irrigation controllers monitor and use real time information about environmental conditions to provide exactly the right amount of water to maintain lush, healthy growing conditions. According the national Irrigation Association, because smart irrigation controllers are more efficient, they reduce overall water usage, typically by 30% or more, saving you money and making a large, positive impact on your community's
conservation efforts and water supply.
When you are ready to purchase a smart controller system, it is important to know that not all smart controllers are the same. Only a handful of products have been tested for runoff reduction. Only one product has achieved perfect scores on the national Irrigation Association's SWAT tests (www.irrigation.org/swat).
Now, landscape architects can specify products that have proven runoff reduction performances. A typical specification looks like the following (from pending California legislation, AB 2717/AB 1881), "All controllers shall meet the Irrigation Association's protocol for Smart Controllers."
The products have features that include:
- Daily local ET Everywhere weather data updates
- Public agency proven "smart scheduling engine"
- Automatic irrigation schedule changes as weather changes
Builders with this technology in model homes promote this water efficiency appliance to prospective buyers. Homeowners that move into homes with the smart controller technology tell their builder, "Wow, this is awesome." Or, "It's like having my very own water expert." And, "Now I don't have to worry about over or under-watering my garden" (Actual customer quotes from Shea Homes sales staff, WaterMill project, Murrieta, Ca.).
Developments with Weather-TRAK enabled products not only eliminate runoff, they show water usage 2.5 times less, or savings of as much as 5,000 gallons per month. These results are achieved only as a result of the specification and installation of the certified smart controller.
Don't let runoff-related damage happen to your development. Don't end up paying extra money for mitigation of over-watered landscapes. Don't take for granted that this is just the way it's always been. Because now, you simply don't have to. Today, there are smart controllers with the Irrigation Association Smart Water Application Technology certification. Direct your designers and irrigation consultants to specify only the smartest products to protect your bottom line.
